Boston, MA (January 21, 2020) – Lincoln Property Company (“LPC”) is exclusively marketing R&D space for lease at 1 & 3 Strathmore Road in Natick, MA. Tim Latham, Chris Devaux, Carolyn Molloy and James Tambone of LPC’s West Suburban brokerage team will lead the leasing efforts. Located in a micro-cluster of life science companies on Strathmore Road, the buildings offer a combined 30,601 square feet of biology/chemistry lab and office/flex space.

“The significant in-place infrastructure combined with the amenity-rich location provide a unique opportunity for small to mid-sized biotech companies outgrowing incubator space or tenants looking for quick plug-and-play lab/R&D functions,” noted Tim Latham, Senior Vice President.

The site is directly off of Route 9, easily accessible from the Mass Pike and only 30 minutes from Boston. Additionally, tenants will find hundreds of dining, retail and entertainment options in the Route 9 commercial district, including the Natick Mall, Shoppers World and Sherwood Plaza Shopping Centers. LPC plans to make improvements to target more traditional flex users as well as more sophisticated R&D users.

LPC in a joint venture partnership, purchased 1 & 3 Strathmore Road in Natick, MA prior to the end of 2019. The acquisition fits into LPC’s strategic investment program to acquire well located, flexible assets that cater to a diverse tenant base.

“The suburban life science and industrial markets have shown tremendous growth in the past 24 months, but smaller tenants are finding options harder to come by,” said Scott Faber, Vice President at Lincoln Property Company. “The Metro West flex/lab market offers tenants the ability to be close to the urban core for employees, while also in an amenity rich environment.”
