Construction to begin early 2022
Boston, MA (November 11, 2021) – The Lincoln Property Company (LPC) development team is pleased to announce they recently received approvals from the City of Marlborough for a new industrial building at 1000 Nickerson Road.
LPC acquired the 12.29-acre site earlier in the year with the intention to bring much-needed light industrial/R&D space to the 495 West market. Located directly off Interstate 495, 1000 Nickerson is easily accessible from the region’s growing number of life sciences clusters from Cambridge and Boston to Worcester. Additionally, Marlborough has received MassBio’s Platinum ranking as a BioReady Community that has made a commitment to biotechnology and the life sciences industry.

During the permitting, the development team was supported by Bohler and Day Pitney LLP. The team designed 1000 Nickerson to accommodate a variety of options, including the manufacturing needs of potential R&D and cGMP tenants. The facility will feature 32’ ceilings, ample structural supports for a mechanical penthouse, 60’ bay spacing and a total of 10 loading docks.
“Facilities are more likely to succeed over time if they are positioned to adapt to change,” said John Kucich, Principal at Bohler. “We strategically designed the site layout and infrastructure to be flexible in accommodating different tenants while working within the confines of the local zoning framework.”
“The lack of viable development sites has generated tremendous competition for modern high-bay industrial space,” said Tim Latham, Senior Vice President. “We have already seen strong interested from a diverse mix of users.”
The development team is currently finalizing the construction drawings for the project. Construction is anticipated to start in the first quarter of 2022 with a tenant-ready facility available later that year.
