Franklin Industrial Park
The Challenge
Approximately 38 Acres came available in the Franklin Industrial Park. A major portion of the land was covered by Wetlands. Lincoln Property Company partnered with Invesco Realty Advisors, and was able to develop two 192,000 square foot industrial/warehouse/distribution buildings on the remaining land. Despite the challenging site, Lincoln was able to design two buildings totaling 394,000 square feet that exceeded the markets standards.
Our Strategy:
As soon as steel was constructed, Lincoln pursued the spectrum of light industrial, warehouse and distribution users. The new 30' clear height construction, with 384,000 square feet completed in just eight months, was very appealing to a market characterized by relatively old buildings with clear heights averaging 22' and most with less than 100' truck dock areas.
Lincoln produced a product for the region with 40FF flat floors, 30' clear height, ESFR Sprinkler system, addressable alarm system, a dock door for every 7,000 SF with knockouts for more doors and a beautifully landscaped, irrigated campus.
The Results:
Before construction was completed, Lincoln had leased 288,000 to name and credit worthy companies such as EMC, Transistor Devices and Canadian based SMPT. Within 30 days after construction was completed and tenants were building out their space, the last 96,000 SF was leased to McClain Trucking, a distribution arm of Walmart.
