The Challenge

To allow the building to better compete with the surrounding competitive set, several common areas were renovated during the 2003 budget year.

Our Strategy:

Three floors, which were soon going to have significant lease turnover, were renovated first. The renovations included new carpeting, painting and upgrading of the lobby signage and tenant suite signage. The color schemes designed by the architect include a more neutral wall color along with an elegant carpet selection. Faux marble columns were incorporated into the design, which mimicked the existing columns in the building's main lobby. The tenant signage was designed to be more modern, and also allow for ease of changeover as new tenants leased space. The new signage compliments the faux marble columns and is truly the focal point of each floor.

In addition to the renovations of the common areas, the interior cabs of the elevators were also recently renovated. The main lobby of 84 State Street has always made a striking first impression on visitors and tenants alike. Unfortunately, the favorable impression was often negated by the dark and unattractive condition of the elevators. Though serviceable and recently mechanically modernized, the interiors of the cabs were often mentioned by prospective tenants as a negative feature of the building. The new cab interiors combine the wood finishes of the main lobby with the same carpet treatment found on the renovated common area floors. In addition, new lights and bronze ceilings were added to each cab.

The Results:

These recent renovations have improved the overall appearance of the building, from the first level up to the common areas. The renovations were done to improve upon the existing unique features of the property (the beautiful lobby area, existing wood and paint finishes). Many current tenants have expressed their approval of these renovations, along with prospective tenants expressing a more favorable opinion of the property.
